17/03072/FUL – Demolition of agricultural buildings and conversion of agricultural buildings into 3 dwellings…and 2 double garages, Westfield Farm, YO26 8DU for Mrs Margaret Pick.

B) The PC objects on the following grounds:

  1. Loss of agricultural buildings.
  2. Conversion and new build are outside the permitted development in the village and well beyond the normal building line.
  3. Many of the existing buildings are being demolished as opposed to being converted and the character of the traditional Fold Yard risks being lost.
  4. Item 24 – The site CAN be seen from a public road, footpath, bridleway or other public land

If, however, HBC is minded to approve this development, there should be a limit to no further development on this plot.

C – The PC does not object nor support the application but wishes to make comments or seek safeguards as follows:

  1. Clarity is needed regarding access to the rear of the properties and storage of refuse wheelie bins.
  2. There is no provision for off street parking and there is concern as these properties are on a dangerous bend.
  3. Access to the rear is on a shared track with possible access limitations to the playing field.
  4. Concern that the rear extensions could affect the amenity of neighbouring properties, especially to the west.

A) The PC has no objections provided highways have no issues with the entrance on to A59

  1. The Parish Council would like to see safeguards regarding hours of working and therefore noise due to proximity to local houses.
  2. Safeguards made regarding access to Gilsthwaite Lane, which will be on a dangerous bend.
  3. The Parish Council would like to seek protection to the hedge which runs along Gilsthwaite Lane.
  4. The Parish Council would like to ensure surface water drainage onto the highway be prevented.
